Is it better to live in West Valley or East Valley of Phoenix?

Employment and Income:

Historically, the East Valley has offered higher paying jobs from their top employers, with companies such as Boeing and Intel calling the East Valley home. The greatest sector of employment opportunities in the West Valley is warehousing and distribution. Generally speaking, the West Valley has a more “blue collar” feeling than the East Valley. So it comes as no surprise that you will find fewer high paying jobs on the West Side.

This doesn’t mean there are not plenty of options on both sides of the valley, but there is a palpable income gap. As the West Valley grows, however, one of the fastest growing employment sectors is the healthcare industry, which will likely eventually narrow the income gap between these two areas.

Entertainment:

The short and sweet synopsis of the entertainment scene across the valley is East Valley – better dining and nightlife; West Valley – better sports and outdoor recreation. Diving a little deeper, there’s a bit of all the above on both sides of town. The West Valley does have a significantly greater number of sports arenas and complexes, so if you are a sports fanatic, you will be much closer to the action on the west side.

The more established East Valley offers more to do “when the sun goes down” so to speak, so if you are a foodie who loves to go out and enjoy a walkable part of town with plenty to do, East Valley will likely offer more of what you are looking for. Even though there is a bit more to do outside in the West Valley, Phoenix as a whole has some of the best urban hiking in the nation, so you truly can’t go wrong anywhere if you want to get out in the temperate Arizona weather.

Traffic in the East vs the West of Phoenix:

Unfortunately for Phoenicians, traffic in Phoenix gets worse with every passing year, and will likely continue as such. Currently, the East Valley remains the more congested part of town, but this is rapidly changing as the West Valley grows.

Roads and freeways become more crowded all the time, and the infrastructure in some of the older parts of Phoenix is just not up to the task. The growing West Valley benefits from still being able to build transportation systems more compatible with a higher number of vehicles. However it lacks access to one of the best transportation systems in Phoenix: the light rail. You can get almost anywhere you need to go in the East Valley on the light rail, but if you plan to move about the West Valley much, you’ll likely need to rely on a vehicle of your own.

Schools and Education:

While Arizona as a whole has statistically poorly rated schools, the Phoenix Metro is certainly an exception. All over town you can find great schools, but if you are looking for top rated schools, the East Valley has more options. There are private, public, and charter schools on both sides of town, but East Valley is home to three of Phoenix’s top ten schools.

Because the West Valley is still growing so rapidly, this could change in the near future, so if you love a certain part of the West Valley but don’t think the schools will be as good, don’t let this be your deciding factor keeping you from living on the west side; there are great schools all over town.

Safety:

The safety of a town is a highly subjective yet commonly inquired upon subject. From statistics alone, The West Valley experiences higher crime rates than the East Valley. This could be due to a myriad of factors, but no place you chose to live will ever be completely safe.

One of the best things you can do if you are considering buying a home in the East Valley or West Valley is to do your own research. Drive around the neighborhoods you like at various times throughout the day to see how they feel. Ask neighbors about crime in the area and how safe they feel calling this place home. Crime rates vary from neighborhood to neighborhood and even street to street, so do a little digging before you write off any particular area.

Cost of Living in West Valley Phoenix versus East Valley:

Even as the west side grows, one thing is generally agreed upon: you get more bang for your buck in the West Valley. While some may feel the “West Valley is not as good” vibes around town, the truth is that this growing part of Phoenix has a lot to offer and will continue its upward growth both in size and opportunity. Most of the day-to-day expenses are rather comparable between the two, but one sector of cost of living stands out: housing. By and large, you will be able to buy much more on a smaller budget in the West Valley than in the East Valley.

The East Valley is more established, and has more reputable neighborhoods than the West Valley, but this changes each year. The West Valley is experiencing a boom in growth. Crime rates in the West Valley are dropping, school rates are rising, and as the West Valley becomes more and more of a family suburbia, the cost of living is likely to equal eventually. Still, for now, get those beautiful homes for less, while you still can!
