South Scottsdale is the older, more affordable, and increasingly revitalized half of the city, running roughly from Old Town's edge down to the Tempe and Phoenix borders. Much of the housing stock here dates to the 1950s and 60s - single-level ranch homes on larger lots than you will find in newer Scottsdale developments - which has made the area a magnet for renovation and infill projects in recent years as buyers look for character and value closer to the city center.
The neighborhood includes some of Scottsdale's best green space: Papago Park, shared with Phoenix, offers hiking trails, the Desert Botanical Garden, and the Phoenix Zoo, all within a few minutes of South Scottsdale homes. The area is also home to the Scottsdale Airport and Airpark, a significant employment hub, and to a growing cluster of breweries, coffee shops, and independent restaurants that have moved in as the area's reputation has shifted from overlooked to up-and-coming.
South Scottsdale's location is arguably its biggest asset: it is a short drive to Old Town's restaurants and nightlife, a quick hop across the Tempe border to ASU, and close enough to Sky Harbor for easy travel. That central position, combined with generally lower price points than the rest of Scottsdale, has made it attractive to first-time buyers, young professionals, and investors looking to renovate.
The tradeoff is a more varied streetscape than the master-planned communities further north - older infrastructure, a mix of well-kept and neglected properties block to block, and less of the polished, resort feel Scottsdale is known for elsewhere. Buyers should expect to do more homework on individual blocks than they would in a newer HOA-governed community.
Bottom line: South Scottsdale offers relative affordability, real green space, and a central location that is hard to match - with more neighborhood-by-neighborhood variation than newer parts of the city.
