Fulton Ranch is the guard-gated, lake-dotted master-planned community that sits alongside Ocotillo in South Chandler, built in the 2000s around a chain of man-made lakes with fountains and walking paths. Roughly 3,150 people live within its gates, and homes range from townhomes to large single-family estates, most with some kind of water view.

The community is built for lakeside living — residents fish, kayak, and paddleboard on the private lakes, and the neighborhood is dotted with parks, playgrounds, and covered ramadas that double as gathering spots for block parties and holidays. The Island, an exclusive enclave within Fulton Ranch, takes that up a notch with multi-million-dollar custom homes on the water.

Because it's guard-gated, Fulton Ranch tends to appeal to buyers who want a bit more privacy and security than a typical HOA neighborhood, without giving up walkability — Chandler Fashion Center, restaurants, and the Price Corridor's employers are all a short drive away, and Phoenix Sky Harbor is about 25 minutes out via I-10.

Like the rest of South Chandler, Fulton Ranch feeds into Chandler Unified School District. Home prices typically run from the mid $600,000s into the low $700,000s, with waterfront and Island properties well above that.
