Last week's Real Comp held the price steady and compared what it bought in three different areas. This week I flipped it: I looked for similar quality homes, same general size, single story, private pool, 3-car garage, and let the price be the variable instead. Real listings rarely line up on every variable though, the year built ranges from 1994 to 2015 here, so condition and finish level matter as much as age does. Worth being upfront about that rather than pretending these are identical on paper.
North Scottsdale (Desert Skyline Estates) — $1,700,000
9015 E Hackamore Dr, Scottsdale, 85255. 4 bed, 4 bath, 3,862 sq ft, built 1994. $440 a square foot. Gated, sits on 1.78 acres, close to four times the land of the other two. Recently reimagined with a fresh neutral palette and updated cabinetry per the listing, not an untouched original.
Camelback East/Arcadia — $2,925,000
3550 E Oregon Ave, Phoenix, 85018. 5 bed, 4 bath, 3,776 sq ft, built 2015. $775 a square foot. The newest build of the three by two decades. Backs to the canal, 0.386-acre lot.
Paradise Valley (Cheney Estates) — $3,750,000
7130 E Belmont Ave, Paradise Valley, 85253. 5 bed, 4 bath, 3,898 sq ft, built 1995. $962 a square foot. Guard-gated community, 0.493-acre lot. The listing doesn't call out a recent remodel the way the Scottsdale home's does, worth asking about if this one's on your list.
Price per square foot more than doubles from Scottsdale to Paradise Valley on homes that are similar in size, layout, and finish level. The Scottsdale home also comes with dramatically more land for the least money of the three.
Why should this matter to you? All three of these locations are highly desirable and considered luxury, but they have real differences too, and you need to know about them before making a decision based on just price and pictures.
