As of today, August 13, there have been 50 home sales that closed at $10 million or more in the Valley this year, already more than any full year going back through 2019. With where home costs sit right now, that part isn't the surprise. What's actually worth looking at is the volume moving through this price tier, how much is currently listed, how fast it's actually selling, and whether there are enough buyers to keep up with it.
The number nobody's tracking
Here's the full run of $10 million-plus closings, year by year:

The jump from 2020 to 2021 is the pandemic-era luxury run everyone remembers. There's been a dip here and there since, 2022 came in under 2021, but the overall trend has kept climbing, and this year isn't just higher, it's already ahead of 2025's entire twelve months with about five months still to go.
What's actually selling at the top
The highest sale each year has climbed too.
2019: $19.25M, Paradise Valley, 7 bed, 11 bath, 28,000 sq ft
2020: $24.1M, Silverleaf, 8 bed, 10 bath, 15,500 sq ft
2021: $21.5M, Silverleaf, 7 bed, 8.5 bath, 12,600 sq ft
2022: $28.1M, Silverleaf, 8 bed, 15 bath, 21,100 sq ft
2023: $23.5M, Paradise Valley, 7 bed, 10 bath, 18,500 sq ft
2024: $32.4M, Paradise Valley, 8 bed, 12 bath, 15,500 sq ft
2025: $30M, Paradise Valley, 15 bed, 16 bath, 22,000 sq ft
2026 so far: $40.2M, Paradise Valley, 8 bed, 11 bath, 21,000 sq ft
That's not just this year's high, it beats every other year on this list, and the previous record of $32.4M was only set two years ago.
What's on the market right now
There are currently 64 active listings priced at $10 million or more, per MLS. That's double what closed in all of 2025. A public search on Zillow turns up even more, 82, which likely includes new-construction listings being marketed outside the MLS.
The part worth watching
Fifty sales with almost five months left, against 64 homes currently sitting active, and there are more luxury builds in the pipeline that haven't hit the market yet. The real question isn't whether this segment keeps growing, it's whether there are enough buyers at $10 million and up to keep absorbing everything headed for it. Worth checking back on at year end.
