This week: Inside TSMC's $265 billion North Phoenix expansion
The announcement
On July 27, 2026, TSMC announced another $100 billion in Arizona investment, bringing its total commitment at the North Phoenix campus to $265 billion. The expanded plan now calls for up to 10 fabrication plants on-site, along with advanced-packaging facilities and a dedicated R&D center — making this one of the largest single foreign investments in U.S. history, all happening a few miles from Deer Valley and Norterra.
Fab-by-fab: where construction actually stands
Fab 1 has been in commercial production since 2024, already shipping advanced chips out of North Phoenix. Fab 2's construction is complete, with equipment move-in underway this quarter and 3-nanometer production targeted for 2027. Fab 3 hit a structural topping-out milestone in May 2026. Fab 4, along with the site's first advanced-packaging plant, broke ground earlier this year.
The jobs behind the build
TSMC's Arizona operation already employs more than 3,500 people directly, and the company estimates it will need roughly 12,000 construction trade workers to keep the remaining fabs on schedule over the next several years.
What this means for North Phoenix
A build-out this size doesn't happen in isolation. Thousands of construction and permanent jobs concentrated in North Phoenix put steady pressure on housing demand in Deer Valley, Norterra, and the surrounding areas — not an overnight spike, but a multi-year pull worth watching if you own or are considering buying nearby.
