Deed fraud is on the rise here in Arizona, but there are new systems being built to help protect you. Here's what you need to know before you, or someone you know, becomes a victim.
Deed fraud means someone forges paperwork to make it look like they own your property, then sells it, rents it out, or borrows against it before you ever find out. Arizona's Attorney General has logged nearly 400 real estate fraud complaints since 2024, and a large share of those are deed fraud. The properties that get hit the most are the ones nobody's checking on: vacant land, vacation homes, and anything still titled to an elderly or deceased family member.
Arizona just rolled out a new tool to catch it before it happens, not after. It's called ERAS, the Early Real Estate Sales Alert System, and it's free. You sign up at earlyalert.azre.gov and attach it to your property. If anyone tries to sell or transfer that property, ERAS flags it and alerts you before closing can happen. Most fraud protection kicks in after the damage is done. This is the one piece that catches it before money changes hands.
There's more coming. A new state law takes effect September 13 that requires notaries to take a thumbprint and photo ID on real estate documents, and reclassifies deed fraud as a more serious felony. Starting January 1, 2027, county assessors will also be required to notify property owners any time ownership records change on their parcel.
